COMPANY BACKGROUND

Saratoga Equities is a corporate real estate advisory firm based in Kirkland, WA. Brent Nelson is the founder and designated broker of Saratoga Equities, LLC.  Brent has been in the commercial real estate industry for 20 years and has successfully represented a vast multitude of companies ranging from the boutique home builder to FedEx Corporation (see resume).

Brent began his real estate career at Leibsohn & Company in 1996, which is one of the oldest boutique commercial brokerages in the Puget Sound region. During his tenure at Leibsohn & Company, Brent teamed with many of the top successful brokers in the area, who now work at a multitude of different firms.  In 2001, Brent and six other individuals departed Leibsohn and Company to form the Bellevue, WA office of Washington Partners, Inc.  The firm specializes in tenant representation leasing of office properties and is now the largest firm containing that singular core-competency.

In 2006, Brent amicably left Washington Partners to create Saratoga Equities, LLC with the goal of focusing on a broader range of brokerage services including acquisition / disposition services and investment partnerships. Over the span of his career, Brent has obtained extensive knowledge of all facets of commercial real estate leasing and investments.  Brent is a fourth (4th) generation native of Seattle.  He enjoys fly fishing, biking, hiking, skiing, boating and most of all spending time with his family and friends.

 THE APPROACH

 Less is more. Simply stated, Saratoga Equities is relationship driven and not “volume oriented”.   We are competent with implementing complex lease transactions and sound real estate investments.  The firm is uniquely positioned to allocate client services with the highest degree of diligence and expertise in the fields of Buyer/Seller representation, Tenant/Landlord representation and investment partnerships.  We accomplish this with no sales pressure and little overhead, thus we are able to work on fewer transactions with no commission splits being allocated to the “house”.  We’ve persevered through dramatic real estate cycles, and have accumulated experience navigating severe climactic shifts in the marketplace.   Saratoga Equities has access to the same information services as the other firms, and maintains healthy outside broker relationships.  Interior competition and conflict is 100% absent at Saratoga Equities.

Saratoga Equities is selective about committing to projects. Knowing the Market. Saratoga Equities works continuously to research current market trends including but not limited to the following: lease rates, sales comparables, tenant improvement allocations, scope of vanilla shell, vacancy statistics, absorption statistics and legalese. A good portion of this is attained from Landlord and Broker relationships and a variety of membership services.

Identifying Objectives. We recognize the difference between listening and hearing. Your time is as important as ours. Thus, we provide a thorough analysis of the client’s requirement which is achieved by asking the direct questions and following answers with direct advice.

Understanding The Deal.   In commercial real estate, everything is negotiable. Experience in the industry is a pre-cursor to understanding the deal. We take the clients trust in our abilities and experience and utilize that to navigate and lead them through a methodical process. Recognizing and the ability to disseminate the challenges and benefits of a particular property is one of our core strengths. For this to occur effectively, we don’t take for granted that our clients are entrust us to be thorough in examining their needs and allocating the applicable services based on those needs.
